Bank of America short sales deal approved after being told start over
East Valley Team memberDean Ouellette talks about how hearing “know” instead of “no” kept a deal alive.
On one of our files with Bank of America was in the counter offer phase and we were going to have it all finalized this week and all of a sudden I get this email that said offer declined because new offer was submitted. We figured out there was a miscommunication and a mistake made, but they were telling me there was nothing that could be done.
I could have done like most agents and said fine we will resubmit and start all over. But that made no sense to me and despite them trying to tell me “no” it could not be done I kept hearing “know” as in they did not know enough information to make an informed decision.
Long story short after getting in touch with some of my Bank of American contacts we found a way around the system that brought the file back to life and should be getting the final approval letter within a week.

After a long career in political consulting Dean transitioned to real estate and has not looked back. Dean is one of the sick ones who enjoys fighting with banks to get short sales approved and to help homeowners avoid foreclosure. Dean also loves making videos on the subject.
Here is what I have heard from lawyers about the short sale.
The anti-deficiency law is due to expire in 2011. The banks are prolonging the sale as long as possible because it makes their books look good to have the asset. And they are pushing some off to 2011.
What’s your take on that?
Elizabeth are getting much better at approving short sales quicker and quicker. I just had one approved by bank of america in less than a month. Also anti-deficiency laws are different state to state
