Today Kristin LaVanway and Dean Ouellette of the East Valley Team talk about why it is so important to talk to an attorney when doing a short sale.

If you are thinking about selling your East Valley house as a short sale, it is critical that you speak to a real estate attorney before make the decision. In some cases, the short sale might be the best route but in other cases, the short sale could put you at risk for costly deficiency judgements, tax liabilities and other long term hardships.

It always worries us greatly when when we hear agents tell sellers there is no reason to talk to an attorney. We are real estate professionals, that means we sell real estate and help people find homes. We do not have the expertise to talk to clients about deficiencies and the legal ramifications. Even if we think we know the answer, we are not supposed to give legal advice.

Selling your home when you are upside down is not an easy decision. You need to surround yourself with the professionals that have the expertise to help you make the decision that is best for you.

Listen to your Realtor and talk to the professionals that can help ensure that you are making the best decision for the long haul.
