How do I get more showings for my house?
Today Kristin LaVanway and Dean Ouellette of the East Valley Team talk about what you can do to get more showings. Most of the time this comes down to two things, marketing or pricing.
When you list your house for sale, you are expecting people to show up and take a look…what happens when no one comes to the door? Is this the fault of your agent? Is this somehow your fault? What can be done to fix it?
There are really only two reasons that you are not getting enough showings through your house…either the house is not being marketed effectively – particularly internet marketing where most Buyers are looking – or your house is priced too high.
Is your house marketed with with an agent that is listing their homes in the MLS? If so how does it look on the Internet? The best way to see how your house is being marketed is to go take a look at it. Do a search for your address, go onto an East Valley home search page and search for it, and go to a site like Zillow or Realtor.com. Although most Sellers point to the marketing, in most cases a price reduction is going to be the best way to get more people to take a look. There are two things you really want to look for, can you find your house and if so how does it show. Is there more than a few pictures, do the pictures look ok?
If your house is being found, and their are enough pictures to peak the interest of buyers it now comes down to pricing. A house is not going to sell if it is not priced right. If your house is worth $180,000 and you are asking $220,000, agents and buyers are not going to waste their time. Houses in the East Valley are selling for 97% of their list price right now, so as long as you are close to what the actual value is worth your house will sell.
